A complete real estate funding request moves from initial facts to document review, proposed terms, final conditions and closing coordination. Here is what to expect.
The exact requirements depend on the service, but every useful review starts with the same fundamentals: a documented opportunity, a specific use of funds, a realistic timeline and a credible repayment plan.
01
Share the opportunity
Provide the property address, signed purchase agreement, requested capital and deadline. Include the resale contract for a double close, deposit provisions for EMD funding, or project and income details for a longer-term request.
02
Review the fit
We assess the funding purpose, contracts, title and closing structure, project numbers and planned exit. Missing information or transaction conflicts are identified before the file advances.
03
Evaluate the terms
If an option is available, review the proposed amount, pricing, duration, conditions and responsibilities. Ask questions and understand the written agreement before you commit.
04
Complete the conditions
Funding follows final approval, acceptable documents and verified closing arrangements. We coordinate with the title company, closing attorney or other professionals involved in the transaction.
Prepare the right file
Different strategies require different evidence.
EMD
Earnest money deposit capital
Send the signed purchase contract, deposit amount and deadline, due-diligence dates, escrow contact, refundability provisions and intended acquisition or resale plan.
Send both the A–B purchase and B–C resale contracts, requested purchase capital, closing dates, title contact and evidence of the end buyer’s funds or financing.
A fast deadline does not remove the need for clear contracts, title coordination, accurate numbers or final approval. Submit early and keep every material change visible.
Identify the buying entity and the person authorized to make decisions. Reconcile the requested amount to the actual purchase, deposit, construction or renovation need. If other capital or debt is involved, disclose it. If the buyer, price, scope or closing date changes, send the amendment and explain the effect on the exit.
For a resale, support the price and buyer readiness. For a refinance, show the expected value, income and timing without assuming the future loan is guaranteed. For a project, include realistic contingency and carrying costs rather than presenting only the best-case budget.
Common process questions
Before you submit a funding request.
Does an initial review mean the deal is approved?
No. An initial conversation or preliminary indication is not final approval. Funding depends on complete documents, acceptable terms, completed conditions, closing requirements and available capital.
Can I submit before every document is ready?
Yes. Submit the signed documents and verified facts you have, then clearly identify what is pending and when it is expected. Material documents must still be reviewed before funding.
Who coordinates the closing?
The title company, settlement agent or closing attorney handles the closing according to the transaction and jurisdiction. JC13 Solutions coordinates funding requirements with the relevant professionals for an approved file.
What if the buyer, price or closing date changes?
Disclose the change immediately and provide the amendment or new documentation. A material change may require the funding request to be reviewed again.
Start with the facts
Ready to begin the review?
