Transactional & EMD funding

Questions about contracts and closings.

What does JC13 Solutions primarily fund?

Our core focus is earnest money deposit capital for qualified purchase contracts and transactional funding for approved back-to-back real estate closings. We also review private money, hard money, renovation, rental, bridge, construction and business funding requests through available capital relationships.

What is earnest money deposit funding?

Earnest money deposit funding provides capital for the deposit required by a real estate purchase agreement. The contract controls the amount, due date, refundability and consequences of default. The funding agreement separately explains the capital provider’s compensation and repayment terms.

How is EMD funding different from double-close funding?

EMD capital addresses the deposit placed under the purchase contract. Double-close funding provides approved purchase capital for the A–B closing before a separate B–C resale. One does not automatically include the other.

Do I need an end buyer for transactional funding?

A standard transactional double close depends on a separate resale as the repayment event. Provide the B–C contract, evidence of the end buyer’s funds or financing, both closing dates and the closing professional’s contact information.

Can you review a same-day double close?

Same-day structures may be reviewed when the purchase and resale contracts, end buyer, title work and settlement sequence are ready. A same-day schedule does not guarantee approval or funding.

Approval, cost & timing

What happens during funding review?

How quickly can a deal be funded?

Timing depends on the service, completeness of the file, title or legal review, required documents, closing arrangements and available capital. Submit as early as possible and identify the actual deadline. Urgency does not waive approval conditions.

What are the rates and fees?

Pricing depends on the funding type, requested amount, duration, collateral, transaction structure and risk. Review the written terms, fees, repayment obligations and default provisions before signing or making a nonrefundable commitment.

Does submitting a form guarantee approval?

No. Submission begins the review. An initial conversation or preliminary indication is not a funding commitment. Final approval depends on complete documentation, acceptable terms, completed conditions, closing requirements and available capital.

How much cash will I need to contribute?

The required contribution varies by transaction and funding option. It may include a portion of the purchase price, closing costs, project costs or reserves. Confirm the complete sources and uses before committing to the deal.

Can I combine more than one capital source?

Potentially, when all sources, liens and repayment obligations are fully disclosed and permitted by the applicable agreements and closing requirements. Do not assume borrowed money will satisfy a required borrower contribution.

Documents & changes

How to prepare a stronger request.

What should I submit first?

Start with the property address, buyer entity, signed contracts and amendments, requested amount, use of funds, deadline, title or attorney contact and planned repayment. Add the resale contract, project budget, rent support or construction package when relevant.

Can I submit before every item is complete?

Yes. Send the documents and verified facts you have, then clearly identify what is pending and when it is expected. Funding cannot be completed until the required information and conditions are satisfied.

What if my buyer, price or closing date changes?

Tell us immediately and provide the amendment or replacement document. A material change can alter the amount, risk, timing or repayment plan and may require the file to be reviewed again.

Who handles the closing?

The applicable title company, settlement agent or closing attorney handles the transaction based on the property and jurisdiction. For an approved file, JC13 Solutions coordinates funding requirements with the relevant closing professionals.

What happens if the transaction does not close?

The purchase agreement and funding agreement determine deposit risk, earned fees, repayment duties and default consequences. Review cancellation and default terms with qualified legal counsel before accepting capital.

Investors, properties & coverage

Who can submit a request?

Do you work with new real estate investors?

New investors may submit qualified opportunities. The property, contracts, available contribution, contractor or operating plan and exit all affect the review. Some programs or capital sources may have separate experience requirements.

Do you fund every state or property type?

Availability depends on the location, property, intended use, capital source and transaction. Submit the exact address and property type so the current options can be reviewed without assuming universal coverage.

Where do I submit a property for acquisition review?

Use the We Buy Properties page or contact the team with the address, asking price, condition, occupancy, photos and your relationship to the property.

Where do I send my buying criteria?

Use Submit Your Buy Box to share target markets, asset types, purchase range, condition, strategy, required economics and financing approach.
